- Check-in: 4 pm or after.
Door code will be active at 4pm.
- Check-out: 10 am SHARP.
No late check-out allowed due, to the time needed to COVID disinfect
and clean the unit for the next guests. *Late check-out fee per hour applied. (See chart below).

- NO SMOKING in house, on porch or deck.
- NO PETS, not even ‘visiting’ ones.
- NO PARTIES/NOISE/NO EVENTS

PRIMARY RENTER: Must be minimum 25 years of age, a part of your group. Guest will need to complete a short-term lease, provide valid ID & Refundable damage deposit (via resolution center) in addition to platform booking. (No renting specifically for unqualified, younger guest groups.)
MAXIMUM GUESTS: The fire code restrictions the maximum number of guests, including children, allowed in residence to 10. All guests must be declared to the Host, in the Lease Agreement, prior to your stay.
- NO LARGE GROUPS / NO PARTIES: Undeclared guests, not on the reservation, are not allowed to stay overnight. All overnight guests need to be a part of your original reservation and declared to the host for security purposes. There is an ‘additional guest fee’ of $75 for every undeclared guest over maximum.
- REPORT YOUR CONCERNS: If you have any concerns with your unit, you should let us know ASAP. We reserve the ‘right to enter’ the unit to correct or repair any highlighted issues after your notification.
- NOISE ORDINANCE: No loud noise between 9pm - 8am as per our local noise ordinance. The police will issue tickets for noise violations to the guests AND the property owner, which will result in termination of your reservation.
- TERMINATION OF RESERVATION: If your group breaks our House Rules, holds a party, disrupts the neighbors, continuously disrupts the other guests in the duplex, becomes violent, or if your group’s behavior results in a police visit, then your reservation will be immediately terminated, without a refund, and you will be expected to leave the property immediately. (If you do not comply with that request to leave, then you may be removed by the police for trespassing.)
- BE COURTEOUS: All guests should be respectful of each other during your stay and always be kind to our close neighbors. Please be aware of your noise levels after 9pm.
- NO FIREWORKS: No use or storage of fireworks on property.
- PARKING: House comes with 3 parking spots (that fits 3 average sized cars or 2 SUVs) on the right side of the driveway located at the back of the property (off Boston Ave). Do not park in the reserved side on the left of the driveway, on the sidewalk or block the driveway from the street. All Overnight Street Parking Passes need to
be returned to the pocket of the House Manual. (The replacement cost for unreturned parking passes upon check-out is $100, as we need them immediately for the next guest stay.)
- BEACH BADGES: This rental comes with 10 beach badges. Beach badges need to be left in the house at check-out on the hook in the front closet. Guest(s) shall be responsible for replacing lost/unreturned badges at $130 per badge.
- CHILD SAFETY: If you need a crib or high chair for infants please bring one. We do not have those at the property. We do provide outlet covers, child safety window locks, baby gate for the staircase and a first aid kit.
- TRASH REMOVAL: Please put the trash out weekly. Cans go down to curb Sunday and Thursday nick for pick-up the next morning. Recycles go out on Tuesday night for Wednesday pick-up. Please bring the cans back up to garage after trash pick-up. The cans are on the smaller side as the trash is physically picked up by humans, therefore the cans need to go to curb on schedule.
- CLEANING FEES: Guests agree to pay a $250 cleaning fee per stay. This is a NO SMOKING home. If any sign of smoking is discovered after the check-out inspection, then guest authorizes the owner to charge them an additional $200 cleaning fee. If unauthorized pets are brought onto the property, there will be a $125 cleaning fee assessed. The BBQ should be cleaned and scraped down after every use. If this appliance is left excessively dirty, you may be assessed an additional $50 cleaning fee.
- LINENS: We provide linens and towels for your convenience. Please do not hang towels, bathing suits or clothes on railings of deck or porch. Hooks are available near outdoor shower area. There is a $40 charge assessed for missing blankets/linens.
- FLUSH TOILET PAPER ONLY: Do not flush tampons, sanitary products, flushable wipes, paper towels, cottons balls, tissues, your soul, etc. Only use the provided toilet paper or one rated as ‘safe for septic systems.’ Please throw all other items in the trash. If a plumbing service is required, you will be responsible for the cost of service.
- NO ROUGH HOUSING: No horseplay on the decks, stairs or porches. No children should be left unattended in any of the units.
- BIKE USE: Utilize provided bike locks, when you are out using the bikes and also when you bring them back to our bike rack, to prevent theft. Always use bike helmets, located in the beach bin, when riding. We are not responsible for any injuries caused by use of the bike or while using the bikes. Use at your own risk.

- CHECK-OUT INSPECTION: We will notify you within 72 hours if we have discovered any damage or issues that might have occurred to the property during your stay, requiring fund in addition to your original cleaning fee. (See list below). Photos of the unit and an inventory of contents and beach gear are taken prior to check-in and again after check-out to document any loss or damages.
Additional fees:
Late check out fee: $75 charged after 10:15am (After 11am it is $250 per hour)
Unauthorized pets on property: $125 cleaning fee
Unregistered guests/Over-capacity guests: $75 per person
Lost parking pass: $100 per pass
Lost beach badge: $130 per badge
Cigarette smoke remediation: $200 cleaning fee
Missing towels or linens: $40 per item
BBQ cleaning fee: $50
Dirty Oven cleaning: $50
Late check-out fee: $75 after 11:20 am.
General damages to house: $500 and up.
TV remote replacement: $15
Plumbing service: Guest pays rate.
Towing fee: Guest responsible for any fees incurred.
Security damage deposit: $1500 and up, depending on damages.

> POTENTIAL FOR NOISE: House is close to the beach and hub of town and bars. There will be some tourist noise from the street and average living noise from the neighboring houses.
> TERMINATION OF RESERVATION: If you are disruptive to the guests in the other unit, disruptive to the neighbors or the police are called to address your behavior, your reservation will be terminated, WITHOUT REFUND, and you will be removed from the unit immediately.
> STAIRS: There are 5 steps at the front/back porches to access the 1st floor. There are stair cases to access the second and third floor.
> DEPOSIT: If you damage the home, you may be charged $1500 or more. This includes, but is not limited to; cigarette smoke remediation, damages from unauthorized pets, BBQ cleaning charges, missing items and missing beach badges/ parking passes ($100 per replacement fee). See chart provided above.
> SECURITY CAMERAS: Security Audio/Video Cameras (24/7) on property cover only driveway, side walkway with our AC equipment & bikes for security / anti-theft purposes (motion triggered). Porches, doorways, beach shower, and front sidewalk are NOT INCLUDED in surveillance. Neighbors may have security cameras that overlap property lines
